SAFETY POLICY

Synergy Realty Group – Property Showing Safety & Identification Policy
Affiliated with Southern Homes of the Carolinas
Effective Date: January 1, 2026


Synergy Realty Group is committed to providing a safe environment for our agents, clients, property owners, and occupants. To protect the safety of everyone involved in real estate showings, we require identity verification prior to confirming in-person property tours.


This policy applies to all individuals requesting to view properties listed, marketed, or shown by Synergy Realty Group.


1. Identification Requirement for Property Showings
All prospective buyers or individuals requesting to view a property must provide a valid government-issued photo ID prior to confirmation of any showing appointment.


Interested parties must submit a clear image of their government-issued identification showing all four corners of the document before a showing will be scheduled.


Acceptable forms of identification include, but are not limited to:

  • Driver’s license

  • State identification card

  • Passport

  • Military identification

This requirement applies to all adult individuals who plan to attend the showing.


2. Purpose of Identification Requirement
This identification requirement is implemented solely for safety and security reasons, including:

  • Protecting the safety of real estate professionals during showings

  • Protecting homeowners, occupants, and their property

  • Maintaining records of individuals accessing listed properties

  • Preventing unauthorized access to homes


This policy is not used to determine eligibility to purchase property and is not part of any buyer qualification or financial screening process.


3. Fair Housing Compliance
Synergy Realty Group strictly complies with all Federal, State, and Local Fair Housing Laws. Real estate services are provided without discrimination based on any protected class under applicable law, including but not limited to:

  • Race

  • Color

  • Religion

  • National origin

  • Sex

  • Familial status

  • Disability

Where applicable, additional protected classes may include:

  • Sexual orientation

  • Gender identity

  • Source of income

  • Marital status

  • Veteran or military status

  • Age or other legally protected characteristics under state or local law


Our identification policy is applied uniformly and consistently to all individuals requesting property showings. It is never used to discourage, exclude, or treat individuals differently based on any protected characteristic.


4. Equal Housing Opportunity Commitment
Synergy Realty Group fully supports the principles of Equal Housing Opportunity. All clients and prospective buyers will receive equal access to property information, showings, and brokerage services regardless of protected status.


Individuals requiring a reasonable accommodation due to a disability in order to participate in a property showing may contact our office so we can work to provide appropriate accommodations in accordance with Fair Housing laws.
5. Privacy and Protection of Identification


Any identification submitted to Synergy Realty Group will be handled responsibly and securely.


Identification is used solely for verifying the identity of individuals attending property showings.


Access to identification records is limited to authorized personnel.


Identification will not be shared with third parties except as required by law.


Identification documents may be deleted after the showing process unless required for safety documentation or compliance purposes.


6. Failure to Provide Identification
If an individual declines to provide the required identification prior to a showing, Synergy Realty Group will be unable to confirm or conduct the property tour.


This requirement applies equally to all individuals requesting showings and is necessary for the safety of agents, homeowners, and occupants.


7. Showing Safety Guidelines
To maintain a safe and professional showing environment:

  • Only individuals who have submitted identification may attend the showing.

  • Showings may be rescheduled if identification has not been received in advance.

  • Agents reserve the right to cancel or terminate a showing if safety concerns arise.
